Summary/Objective
The production manager, home remodeling, is responsible for ensuring that each remodeling project is completed in a timely manner, within or under the estimated budget and to the client's satisfaction. The production manager accomplishes this by directing all field employees, subcontractors, material suppliers, inspectors, and others in the efforts needed to achieve these goals. This includes hiring, firing, training and coaching field employees, as well as organizing and scheduling their work.
Essential Functions

Reviews final plans and specifications to ensure timely filing of building permits.
Field checks each sales contract verifying the salesperson's cost breakdown to determine whether the job can be done at both the company's established quality level and specified profit.
Orders all material and tracks delivery times assuring that material arrives at the job -site when needed.
Negotiates prices with subcontractors. Writes work orders and maintains specifications/requisition records of these activities for each job.
Meets with salesperson and customers in a preconstruction conference to discuss scope, potential problems, and decisions made by the customers.
Maintains frequent (at least weekly) communication with the customer throughout the job. Communicates with the customer in person (while checking the job), by phone, or in writing.
Oversees the prompt triggering and pickup of draws by the lead carpenter.
Verifies that routine change orders carry fixed prices. Coordinates with the sales department on the pricing and selling of substantial/non routine work change orders.
Conducts a pre-completion walk-through with the customer and the lead carpenter to prepare a quality control punch list. Expedites the completion of the punch list and follows up until the final payment check is collected.
Approves all requests for payment to subcontractors. Verifies that requests are properly allocated to a job, priced accordingly, and that the invoices reflect actual shipments.
Coordinates all necessary inspections during the course of a job
Maintains an adequate work force of carpenters, helpers and/or trainees to meet the needs of the company. This responsibility includes hiring, training and the authority to fire.
Holds monthly meetings staff meetings to keep employees informed and to discuss and solve problems.
Conducts weekly lead carpenter meetings for schedule and budget review.
Reviews job cost reports biweekly. Researches cost overruns. Meets with the lead carpenter to create plans on how future money will be saved on a job that is overrunning.
Oversees the maintenance of all vehicles, tools, and equipment. Schedules maintenance and prompt repairs when necessary.
Submits to management a monthly production report including progress on each job, percentage of completion, estimated total dollar volume for each job, and an estimated gross profit on each job
Devises incentive programs for individual crew members to maximize performance.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
