Summary:
The Controls Engineer for a large facility.
Maintains the Site HVAC controls system and associated equipment.
This includes monitoring, preventive maintenance, troubleshooting, calibration and repair of related equipment and limited programming changes in the site's automation control system application.
KEY ACCOUNTABILITIES Safety Ensure the appropriate safety practices are followed.
Ensure all certification and training is in accordance with the requirements.
Implement safety standards with JLL and IBM Safety.
General Duties (include but not limited to):
Monitor & operate Site's building automation systems (BMS).
Make limited programming changes in the BMS Application to optimize operation of HVAC equipment Inspect and test the operation of DDC & pneumatic control devices and system instrumentation to diagnose faults & alarms Provide BMS related support to site maintenance and operations personnel o Performs preventive & corrective maintenance on all required air conditioning, heating, & refrigeration units Maintain & ensure building temperature, humidity, air flow & overall air quality is within required environmental parameters Operate diagnostic & testing instruments, laptop computers & hand tools to perform work as needed Respond & provide feedback to the customer on all work orders.
Provide recommendations to improve system operation, equipment reliability, & maintenance methods & energy efficiency Complies with all JLL safety requirements and programs on site Interface with management, clients and other technicians to resolve technical problems.
Interface with the Site BMS vendor will be critical Assist other technicians with maintenance activities in differing disciplines.
Work scheduled and/or emergency overtime after hours (early morning or late night), weekends, and/or holidays as required Other duties as assigned MINIMUM JOB REQUIREMENTS Minimum of 5 years' experience servicing or installing HVAC control equipment Minimum of 5 years of experience programming building automation control applications Minimum of a 2 year technical certificate or an Associate's Degree in Mechanical Control systems, Information technology, HVAC or similar field, or successful completion of a 4 year apprenticeship program in a related field.
Ability to read and understand electrical schematics, piping & instrumentation diagrams, mechanical system drawings, building layouts.
Must have a working knowledge of computer networks Must have a strong understanding of computer programing logic with a concentration on BACnet protocol.
Expertise in Siemens Apogee Insight application a strong positive Must be capable of utilizing Microsoft office applications Must be able to diagnose & repair mechanical issues associated with, ventilation equipment, pumps, fans, AHU's, DX split systems, compressors, etc.

Must have knowledge of pneumatic control systems as well as DDC Must be able to Install & terminate electrical, pneumatic & fluid connections Must be able to diagnose electrical circuits ranging from 24V AC/DC up to 480V Must have knowledge of Motor controls for HVAC systems.
Must have knowledge & training in electrical hazards, Lockout/Tagout and electrical safety in an industrial setting.
Knowledge of applicable codes, NFPA 70, standard practices, etc.
